The 30-day wait — why timing matters

A new National Flood Insurance Program (NFIP) policy has a 30-day waiting period. Per FloodSmart, that means you need to buy before a storm is already in the Gulf — not the week before landfall. There are exceptions at loan closing and in certain map-change cases; ask a licensed agent if either applies to you.

Homeowners insurance does not cover flood

Homeowners insurance never pays for flood damage. According to FEMA/FloodSmart, about one in four flood claims come from outside the "high-risk" zones. A lower-risk zone is a mapping term, not a guarantee that water will stay away.

Check your real flood zone

Use the FEMA Flood Map Service Center to search your address and see the official zone. Your county's property appraiser or GIS site sometimes shows newer preliminary maps.

What the policy pays, and how it's priced

An NFIP policy covers a single-family building up to $250,000 and contents up to $100,000, with separate deductibles, actual-cash-value payouts for contents, and most basements excluded.

FEMA's Risk Rating 2.0 prices each property on its own features — distance to water, elevation, foundation, rebuild cost — rather than zone alone. Annual increases on existing policies are capped by law. An elevation certificate, a surveyor's document, can lower the premium if the home sits higher than assumed.

Mortgage, lenders, and buying a home

A federally regulated or insured lender must require flood insurance if the home sits in a Special Flood Hazard Area, and can force-place — and bill you for — a policy if coverage lapses (CFPB). Private flood insurance can be accepted by lenders if it meets the federal standard.

If you're buying: Florida sellers must disclose flood damage and claims history (Fla. Stat. 689.302). Ask for the seller's elevation certificate and prior NFIP policy — it may be assumable — and get a quote before your inspection period ends.

After a flood, briefly

NFIP claims have a 60-day proof-of-loss deadline. FEMA disaster assistance is not insurance and is limited. An SBA disaster loan is the main federal help for people without coverage. My Safe Florida Home covers wind, not flood.
