Common questions

Is it really free? Is what I paste stored?

The tool describes itself as free, but the plans listed are 'One project' for $4.99 per project and 'Contractors' for $29 per month, so there is a cost for actually generating a request. The material doesn't say anything about whether what you type is saved, so don't paste anything you wouldn't want kept, and check the tool's own privacy terms before you use it.

Can my HOA committee reject my request for any reason it wants?

Not any reason. Under Fla. Stat. 720.3035, a Florida association's authority to review location, size, type or appearance only exists to the extent it's specifically stated or reasonably inferred in your governing documents — a committee can't invent a standard that isn't there. But your own declaration may still prohibit your project outright, and this tool can't tell you what your declaration says, so read it yourself.

If I use this, will my request get approved?

No — ARC Request Builder writes the request the way committees expect and explains what Florida law does and doesn't let a committee consider, but it can't promise an outcome and isn't legal advice. If the committee contests it, talk to a Florida community association attorney.

I live in a condo, not an HOA neighborhood — does this apply to me?

No. This tool is built for Chapter 720, Florida homeowners' associations. Condominiums, cooperatives, timeshares and mobile home parks are governed by different statutes — condos specifically by Chapter 718 — so you shouldn't rely on anything here for those.

I already got a violation notice or a fine — can this help with that?
