🏚Storm Contractor Contract Check FLBefore you sign the roofer's paper
Florida

They came to the door with a contract. Read this first.

After every Florida storm, the second disaster is the contract: an 'assignment of benefits' that hands your insurance claim to a stranger, a 50% deposit, no start date, no licence number. Paste it. You get the rules that protect you, the lines to strike, the licence lookup, and the questions that separate a real roofer from a storm chaser.

Free check

Paste the contract.

Every line — price, deposit, start date, the insurance language, the company name and any licence number. Say how they found you.

Free. Takes a few seconds.

Why this exists

Florida rewrote the rules after years of storm-contract fraud. Most homeowners never heard.

Assignments of benefits are banned on new policies. Deposits over 10% trigger a start-date clock. 'We'll waive your deductible' is insurance fraud. The rules are on your side — if you know them before the pen.

How it works

Check the paper. Check the licence. Then decide.

01

Paste the contract

Every clause, the company name, any licence number. Say how they found you.

02

See the red flags and the rules

AOB language, deposit size, missing start date or price, deductible waivers, cancellation fees — each against the Florida statute, with the deadlines computed.

03

Verify and ask

The DBPR licence lookup, the permit check, the insurance certificate, references — and the exact lines to strike or add before you sign anything.

Common questions

Is this legal advice? Can I trust it instead of talking to a lawyer?

No. Storm Contractor Contract Check FL explains Florida's contractor and insurance rules in plain words, but it is not legal advice and does not replace a lawyer. It also cannot verify a licence for you — you need to do the DBPR lookup yourself at myfloridalicense.com. If you've already signed something you're worried about, call the Florida DFS fraud line or DBPR.

Is it really free? Is what I paste stored?

Yes, the tool is free to use, in English and Spanish. The material describing it doesn't say whether the contract text you paste is stored anywhere, so if that worries you, take out names, addresses or policy numbers you don't need before pasting.

How do I know if the contractor knocking on my door is really licensed?

The tool walks you through the licence and permit checks a valid Florida contract should show, but it cannot verify the licence for you. You have to confirm it yourself, free, at myfloridalicense.com (DBPR).

I already signed the contract, or paid a big deposit — what do I do now?

The tool does not cancel contracts and can't undo a signature or a deposit already paid. If you already signed an assignment of benefits (AOB) or paid a large deposit, call the Florida DFS fraud line at 1-800-378-0445 or DBPR at 850-487-1395.

What Florida rules actually protect me before I sign anything?

The tool explains rules including the ban on assignment of benefits for post-2023 insurance policies, the 10%-deposit / 90-day-start rule under §489.126, and the 3-day cancellation right for door-to-door sales. It's based on Florida Statutes 489.126, 489.127, 501.025, 627.7152, 713.015 and 817.234 as of 2025–26 — but it's informational only, not legal advice.
