Does the 90-Day HOA Director Certification Rule Apply to Condo Boards?

The short answer: no
The 90-day certification rule comes from Florida's homeowners' association law, Chapter 720. It does not cover condominiums. If you serve on a condo board, this rule does not apply to you the way it applies to an HOA director.
What the 90-day rule actually says
Under Fla. Stat. 720.3033, a newly elected or appointed HOA director must file a certificate of department-approved education within 90 days of election or appointment. A director who does not file in time is suspended from the board until they comply.
- Continuing education after that: 4 hours a year for an association with fewer than 2,500 parcels, 8 hours for 2,500 or more.
- The new-director certificate itself is valid for up to 4 years.
Why condos are different
Florida condominiums are governed by a separate statute, Chapter 718, not Chapter 720. Chapter 718 has its own rules for director certification. The material we work from does not give us the Chapter 718 text, so we cannot tell you the condo deadline, the condo hour count, or the condo penalty here.
What we don't know
We don't have the condo statute's exact wording in front of us. We can't tell you whether your condo association's deadline is also 90 days, whether the hour counts are the same, or what happens if a condo director misses it. Don't assume the HOA numbers above carry over to a condominium, cooperative, timeshare, or mobile home park board — check.
